Summary of Residential Standards

WHAT ARE COUNCIL'S SETBACK REQUIREMENTS?

1. From the house to the street

Houses must respect the character of the street and so generally maintain current setbacks (5.5 metres from the front boundary), but this may be varied in exceptional circumstances.

2. From the house to the second street (corner block)

Houses must stand no closer than 3 metres from the second street on a corner block.

3. Distance of house from side boundary

Walls of houses must be set back at least 900mm, and eaves at least 675mm from the side boundary. Walls may be closer to or on the boundary if Council considers that the characteristics of the block are exceptional in relation to the design of the house, and;

·         the wall is less than 10 metres long,

·         there are no openings in the wall,

·         the amenity of the occupiers of the house would be significantly improved; and

·         the amenity of the adjoining property is not unreasonably affected; or

·         existing walls are to be brick veneered.

DO I NEED DETAILS OF EROSION CONTROL MEASURES?

Details of the proposed method of erosion control is to be included with the application on the site plan, in accordance with DCP No.9 "Erosion and Sedimentation and Control Plan. Extracts are available from Council’s Environmental Services Department.
