Muswellbrook Shire Council has approved a 59-lot residential subdivision at Northview Estate, Muswellbrook, in the final stages of the estate.
The vote by Muswellbrook Shire Councillors greenlights 35 standard and 23 large residential lots, addressing demand for housing in the Shire and the Hunter.
Together the stages allow 58 new dwellings, with one lot as a drainage reserve.
The project will include new public roads and a crossing; extension of Muswellbrook’s water, sewer and stormwater networks; and a full stormwater and flood management system to protect new and existing properties.
Muswellbrook Mayor Jeff Drayton said the decision by Council supports more homes for Muswellbrook close to existing services and facilities.
“Importantly, these next stages are part of an existing, approved subdivision, building on a master-planned estate with roads, services and stages already in place and offering a diversity of housing,” Mayor Drayton said.
“Muswellbrook needs homes in the right places, with the right infrastructure and safeguards. By completing this urban release area, Council is delivering housing where growth is already planned.”
Advice from the NSW Rural Fire Service, NSW Planning and Environment, and the Subsidence Advisory Authority supports the project for fire safety, water management, flooding, and ground stability.
The approval aligns with Council’s Local Strategic Planning Statement, Local Environmental Plan and Development Control Plan, which guide new housing to serviced areas and support a range of lot sizes to meet community needs.
Development within an existing, approved estate ensures access to existing infrastructure while promoting Council’s objectives for sustainable development.
